Why sell by auction?
Auction overcomes many of the inefficiencies of an estate agency sale, where in England and Wales, it is legal for a buyer to lower their offer at the last minute or withdraw from the sale entirely, a point explained on the UK government website (laws differ in Scotland).
This lack of legal commitment to the buyer’s offer is a major reason why estate agency sales often fall through.
